Project Overview
TRUE Fitout & Construction partnered with Manpower to deliver a strategic workplace transformation at their Sydney office, designed to support a changing business structure while maximising the commercial value of their tenancy.
The project involved consolidating Manpower's operations into a reduced footprint while creating a high-quality sublease tenancy within the existing floorplate. The new workplace was purposefully designed to encourage collaboration, enhance functionality, and present an environment attractive to prospective incoming tenants.
Executed within a live commercial environment, the refurbishment demanded meticulous staging to ensure uninterrupted business continuity, minimal disruption to staff, and timely access for the sublease tenant.
CLIENT BRIEF
Manpower sought a workplace solution that would better align with their evolving operational model while unlocking surplus space for subletting opportunities. The brief was centred on the following objectives:
- Reconfiguring the breakout and reception areas to foster closer team collaboration and improve the overall working environment.
- Consolidating staff into a more efficient and cost-effective footprint.
- Delivering an attractive, fully functional sublease tenancy ready for market.
- Maintaining the continuity of daily business operations throughout the construction programme.
- Accelerating the delivery of the sublease area ahead of the broader fitout schedule to satisfy lease commencement obligations.
PROJECT CHALLENGES
Delivering a full workplace refurbishment within a continuously occupied commercial environment presented several key challenges throughout the project. The works required the revision and separation of existing building services infrastructure to suit the newly established sublease tenancy arrangement, while also maintaining full operational continuity for approximately 50% of Manpower staff who remained onsite during construction. In addition, the programme required the sublease tenancy to be prioritised and completed ahead of the main fitout works to meet critical lease commencement deadlines. Careful planning and staging were also essential to safely manage access, egress pathways, and construction logistics within a live commercial office environment.

Strategic project sequencing facilitated the early activation of breakout and collaboration areas, supporting staff mobility and improving workplace flexibility during the later stages of construction.
