STOCKLAND L22 & L23
PROJECT INFORMATION
Company
Established over 70 years ago, Stockland is one of Australia’s leading diversified property groups, recognised for designing and delivering communities centred around people. Stockland’s portfolio spans residential and land lease communities, retail town centres, modern workplaces and logistics assets, all underpinned by a strong commitment to sustainability, inclusion and long-term value creation.
Project Overview
Stockland engaged TRUE Fitout & Construction to deliver the refurbishment of Levels 22 and 23 of its head office, to create a flexible, modern workplace that supports employee wellbeing while aligning with the organisation’s environmental and social commitments.
The refurbishment needed to be delivered within a live business environment, requiring minimal disruption to daily operations. A strong focus was placed on sustainability, adaptability and the integration of workplace technology to support evolving workstyles.
THE BRIEF
The project was driven by three key objectives:
Sustainability
• Embrace circular economy principles through the repurposing of existing furniture and flooring
• Reduce construction waste and minimise landfill impact
Minimising Disruption
• Deliver refurbishment works predominantly over weekends to avoid interference with business operations
Flexible Working Integration
• Implement workplace technologies to support desk and meeting room bookings
• Provide real-time utilisation data to enable more efficient workspace management
TRUE SOLUTION
TRUE delivered a carefully planned refurbishment that enhanced functionality while retaining and reusing existing assets wherever possible. Floorsense workplace technology was integrated to enable workstation booking, monitor occupancy levels and support data-driven space optimisation.
Neighbourhood-based layouts were enhanced with sit-stand workstations, acoustic panelling and quiet booths to support a range of work styles. Communal areas were refreshed with biophilic design elements to improve wellbeing and create a more engaging workplace experience.
The project also reflected Stockland’s commitment to cultural diversity and Indigenous inclusion through the engagement of preferred furniture suppliers and subcontractors aligned with these values.
THE OUTCOME
The refurbishment successfully increased workstation capacity, achieving a 16% uplift on Level 22 and a 15% uplift on Level 23, with maximum occupancy increasing to 82%. Upgraded communal spaces now better support collaboration, flexibility and staff wellbeing.
By leveraging circular economy principles, TRUE minimised project costs and reduced embodied carbon through the reuse of materials and furniture. The approach directly supports Stockland’s Climate Transition Action Plan 2023, addressing Scope 1, 2 and 3 emissions, while also aligning with the organisation’s longer-term redevelopment strategy for 133 Castlereagh Street.
Delivered within a five-week programme and with minimal business disruption, the project demonstrates TRUE’s ability to deliver high-quality, sustainability-led refurbishments within live corporate environments.
